Investment property, as a lender sees it.

Put in the price, the loan and the rent. See the loan-to-value, the yield, the rental cover at a test rate and the monthly cash flow.

Rental cover at the test rate
—
Loan-to-value—
Gross / net yield—
Monthly cash flow (interest only)—

Rental cover = yearly rent ÷ yearly interest at the test rate. Costs = rates, insurance, maintenance and management. Lenders set their own test rates and limits, and in New Zealand and Australia they also look at your other income.
